Based on your photos and documents, 4–8 pages:
Written factually – a solid basis for discussions with your landlord, property manager or contractors. It is not a formal expert report (Gutachten) for evidence or court purposes; that requires a site visit.
Before you buy a house or flat, I review from a technical point of view:
We then go through everything in a 45-minute call. You receive a short report with the key risks and a rough range for renovation costs. A legal review of the purchase contract or land register is not included – that is the job of the notary or a lawyer.
When photos are not enough: a site inspection with a written record. The price of a remote service booked within the last 30 days is credited.
My initial and written assessments are based solely on your photos and information. There is no site inspection, no measurement and no opening up of building components; hidden defects cannot be assessed. A remote assessment does not replace an on-site expert report (Gutachten) and is not legal advice.
Choose your service and briefly describe your situation via the contact form or by email. I confirm the fixed price and next steps by email. Then email your photos to info@milmark.de with a few details: year of construction, how long the problem has existed, and what has already been done.
For a phone consultation or property check, I call you at the agreed time – having already reviewed your photos. For a photo assessment, I only get in touch if something is unclear.
You receive your initial or written assessment as a PDF by email, usually within 48 hours (business days), together with the invoice.
If structural damage is suspected, if mould is extensive or keeps coming back, if the source of moisture is unclear, or if you need an on-site expert report for a dispute. I will tell you openly. Site visits are available in Hamburg and the surrounding area.
